When making an offer text  the property address, offer amount, name of the buyer, and best email address to send contract and we will send contract offer to you immediately with wiring instructions for the deposit to be sent to the title company.

All of our properties are direct, we either own them or have full control over them and are the only ones that can sell these properties . Call or Text ONLY for information on any property. (they are not available to purchase on any listing platform even if shown).

All inspections must be done and waived prior to making an offer. Please call for access to any property to inspect any time.

These properties must be purchased with cash, hard money or private money.

No FHA Conventional loans accepted.

 Deposit is very important. Contract are not valid until the deposit is received from the title company.

We work with Realtors on a daily basis. Please add on your desired commission and you will be paid at closing.
